BMS Building Management System Installation Method Statement

This method statement covers the site works for the building management BMS system installation as per approved material submittal and site requirements for the projects.

All documentary requirements for this installation work will be submitted for approval and this will include Manufacturers data, certificate of compliance, brand designation, type and class including samples.

QA/QC team to submit Material Inspection Request upon receipt of materials delivery to site. Attach Delivery Receipt, Material Submittal Approval and other documents to show complete compliance with specifications and Project Quality Plan.

Any material found not as of approved material or with surface damage which is not rectifiable will be set aside. These materials will be labeled and returned to supplier warehouse.

The project manager have full authority and overall responsibility to manage, supervise, control the BMS installation works. He is directly responsibility for ensuring safe working practices and compliance with regulatory / authorities’ requirements, co-ordinate with engineers and clients for execution of the project scope of Works. Also to implement the project quality systems to the satisfaction of the project requirements. Review Changes and Variations to evaluate impact of those on project completion time and schedule.

Project team of experienced engineers supervisors and foremen will ensure the best quality of the installation work, and will also ensure that it is as per the latest approved shop drawing issued for installation and according to instructions received from the seniors. To provide their subordinates (charge hand and skilled labors) adequate information to carry out their duties. Also to ensure that the team has adequate resources of machinery, labor and materials to carry out all the activities efficiently and to discuss with the site team. Ensure safe and clean working environment to enforce a safe working habit. The implementation of the procedures mentioned in method statement will be carried out by site engineers and supervisor.

All Instruments will be checked and calibrated to ensure accuracy before using at site.

Pre Installation Requirements

All workers to attend safety induction conducted by main contractor and given specific Training on the safe installation methods.

Building Management System installation shall be as indicated on the approved shop drawing and as per specification and according to manufacturer’s recommendations.

The Site Engineer and Site Supervisor will give necessary instructions to tradesmen (electrical technician) and provide necessary approved construction/shop Drawings of latest revision along with coordinated layouts.

Site Supervisor/Foremen will also check that proper tools and equipment are available to carry out the work and are in compliance with contract specification.

HSE engineer and site supervisor shall also explain to the tradesmen regarding safety precautions to be observed during the BMS system installation works.

Many of the installation requirements included in the procedures will come from the Supplier.

Care should be taken to ensure that the requirements of the manufacturer and any of his technical manual (s) have been included.

Ensure the specified test on plant and equipment’s will not invalidate the manufacturer’s/supplier’s warranty.

The Supervisor will complete the inspection checklist and follow the Inspection & Test Plan detailed in this procedure. The intent of this procedure is to establish a high level of assurance that the end product meets the specification requirements.

QA/QC inspectors should verify the approved procedures are followed and the inspections and testing records are completed.

Check and verify if drawings are approved for site execution.

Coordinate schedules and verify the site progress with Civil/Architectural Section for the timely execution of the work.

HSE Requirements

All operatives will attend safety induction along with the relevant document copies.

Supervisor should closely monitor the activity, if he finds any operative is lagging on safe work competency, he will be sent for re-induction and even retraining if deemed necessary.

Examine the areas to execute the work and the conditions under which the work will be performed. Identify conditions detrimental or unsafe for the proper and timely completion of the Work.

Do not proceed until unsatisfactory or unsafe conditions have been corrected.

Working on live power cables/equipment is not allowed.

ELCB will be used in temporary panel boards; industrial connectors/sockets to be used for temporary power cable connections.

Always maintain cleanliness in work areas.

Housekeeping will be of good standard and all cut pieces and debris will be removed by the end of workday.

All scaffoldings will be checked by competent person and should carry green tags “safe to use”, prior to use for working purpose.

Operatives working at height to wear their full body harness and should be anchored to a rigid point.

Nobody is allowed to stand on the top of the step ladder; worker should stand two rungs below from top of the step ladder. A co-worker must hold the step ladder while in use.

Work inside shafts are not allowed without work permit and supervision.

All the work areas to be provided with proper lighting and ventilation at all times.

Sequence of Work for BMS Installation

Ensure that all the Containment (Cable Trays and or the G.I Trunking) for the BMS cables are ready as per approved shop drawings.

Containment (Cable Trays and or G.I Trunking) will be provided above the panel for bringing the device loop wiring inside.

Install the BMS Cables for Outstation Panels, Direct Digital Control (DDC)Panels, and with all Field Devices and Equipment’s to be monitored and controlled through BMS such as listed below:

Installation of Building Management System

Panels, Direct Digital Control (DDC) panels and all field devices such as: (mechanical flow switch, close control unit(CCU),thermostat, flow control valves and dampers.

Field sensors, actuators, detectors and or missing items just refer to the Bill of Materials of BMS) are coordinated with MEP and other services as per approved drawings and according manufacturer’s recommendations.

BMS will be incorporated with the distributed intelligent microprocessors based standalone outstation and together with Direct Digital Control (DDC) networked field devices.

Ensure and be responsible for the selections and provisions of all necessary control components, including control valves and damper motors, flow switches, meters, inverters etc. as per approved shop drawings and project’s specifications just to achieve the automatic operation of the installation as specified herein and to maintain the specified design parameters/performance.

Ensure that the BMS installation complies with HD 384- Electrical installation of the buildings.

Building Management System wiring will be dressed up as per approved shop drawings and specifications.

Power on the control panel and performance shall be checked by the system specialist contractor / Manufacturer’s representative.

Ensure type and size of wire installed/pulled is correct as per cable and wires schedules, specification, approved material submittal and as per local authority requirements.

Make sure the length of the wire is enough for termination (Not exceeding 1 meter extra length).

Device fixing and termination must be done by competent electrician.

Terminate / connect the wiring according to manufacturer wiring diagram unless otherwise indicated in the approved shop drawing details and coordinated to other services. Termination to be done by the specialist contractor.

After installation, cover the panels and other field devices with polythene sheets as protection against dirt, moisture, and other construction debris and as per approved IAQ Plan.

Check labeling/tagging of Building Management System Panels and field Devices such as (i.e. mechanical flow switch, thermostat, flow control valves and dampers, field sensors, actuators, detectors etc.) as per approved shop drawings and specifications.

Other components not mentioned in this method statement will be installed according to equipment manufacturer’s catalogue included in the approved material submittal and according to manufacturer’s recommendation.

Quality Control Engineer along with Project Engineer and Site Supervisor will monitor that all components are installed as per contract specifications and approved material/technical submittals.

Installations will be inspected by the manufacturer’s representatives and the signed report will be forwarded to the consultant together with WIR.

Quality Checks for BMS System Installation

Check the installation is complete as per approved layout shop drawings, relevant standards and specifications.

Check wiring termination is done in all Panels and field devices.

Check all peripherals like sensors are installed.

Check Panels and field devices are leveled aligned and square using spirit level.

Check for all the wires entering the Panels and field devices, conduit boxes are provided with correct rubber grommets.

Check for proper supports in fixtures/sensors installed on walls / false ceilings etc.

Check Panels and field devices are coordinated with MEP and other services.

Check heat resistance wires are installed near lighting fixture/luminaires.

Check panels and field devices are covered with polythene sheets as protection against dirt, moisture, and other construction debris.

Check the entire installation for compliance with local Municipality regulations.

Check labeling/tagging of Building Management Systems Panels and field devices as per approved drawings and specifications.
